Sunday Notebook: More homes in Mandarin, Regency shopping center sold

KB Home is continuing to infill Jacksonville with smaller developments. The newest development will be Price Park at Hood and Lourcey Roads, just south of Sunbeam Road. With 109 lots on 32.48 acres, it’s a little bigger than some of its projects in the area. KB Home has built two communities along Sunbeam: The 68-home Wexford Chase in 2011 and the 48-home Abby Glen in 2014. Both are sold out.

Price Park prices (I had to slip that in) will start in the mid-$200s, and sales are expected to start in May.

KB bought the land, much of it from the Price family, in three purchases totalling $3,625,700.

Regency

A Virginia investment firm has purchased a mostly empty Regency area shopping center. Mishorim Investments of Newport News paid $5 million for the Regency Court shopping center at 9382 Arlington Expressway. It was built in 1973 and last sold for $25,254,000 in 2007. But that was when it had big box stores such as Sports Authority and Comp USA, which have long since left.

The 220,000-square-foot center is now 34 percent occupied, including tenants K&G Fashion Superstore, Youfit Health Clubs, Image Fashions, Lumber Liquidators, UPS Store and Longhorn Steakhouse. The sale was brokered by the Shopping Center Group.

Convenience

Yes, we’re getting more convenience stores and gas stations. Wawa opened its first two stores in the area on Wednesday. The next one opens Thursday on Gate Parkway at the Town Center.

RaceTrac opened its new store on Philips Highway just south of Baymeadows on Tuesday. It plans to start construction in the middle of next year on a new one on the southwest corner of Gate Parkway and Deerwood ParkBoulevard, in the new Gateway Village project. Both those stores are the chain’s new prototype featuring Swirl World frozen dessert station with up to 10 flavors and 41 toppings.

74 Johnson St., foundation for JTA regional transitcenter, $3 million, Balfour Beatty Construction. The $57 million center is expected to open in late 2019 with facilities for buses and the Skyway.

4880 Big IslandDrive, exterior renovation for PalmettoMoon, $285,000, 6,400 square feet, The Angelo Group. The South Carolina-based chain calls itself a lifestyle store and sells men’s, women’s and children’s clothing along with gifts and lots of collegiate items. It’s going in the Markets at Town Center spot that Suite nightclub left seven months ago.

9491 BaymeadowsRoad, exterior improvements to Ducky’sCarwash,$127,432, Shaycore Enterprises. The Zips Express Car Wash chain paid $2.5 million for Ducky’s in July. The Arkansas-based company has purchased seven car washes in the area in the past year.

Sales

Quad Property Group has paid $6,740,000 for t he 105-unit Gull Cove Apartments, 606 Park Ave., Orange Park. The complex was built in 1974 and is 99 percent occupied, according to Killashee Investments, which brokered the sale. A company spokesman said the complex has not had any major work since it was built and plans renovations inside and out, from landscape to tile backsplashes.

Broadstone Real Estate of Rochester, N.Y., paid $22,770,000 for the five-story, 112,060-square-foot office building at 9487 Regency Square Blvd. It was built in 1984 and last sold in September for $20,136,600.

Marbella Property Holdings LLC of Tampa paid $18.4 million for the Park at Marbella apartments at 6017 Roosevelt Blvd. They were built in 1973 and last sold for $13,582,100 in 2015.

Colfin 2017 13 Industrial Owner LLC paid $6.1 million for the 86,330-square-foot warehouse/distribution center at 11902 Central Parkway. It was built in 1997 and last sold for $6.3 million in 2015.

Agree Limited Partnership of Bloomfield Hills, Mich., paid $5,949,396 for the 51,252-square-foot shopping center, anchored by Aldi, at 9041 Southside Blvd. It was built in 1994.

Beachwold Residential of New York paid $5,699,000 for the 150-unit Canopy Place apartments at 11050 HartsRoad. They were built in 1994 and last sold for $6,950,000 in 2015. It’s the fifth apartment complex that Beachwold now owns in Jacksonville.

LADS of Ponte Vedra Beach paid $4,828,147 for the 9,005-square-foot Galleria Marketplace shopping center at 6025 Butler PointRoad. It was built in 2016 and includes Newk’s Eatery, Chicken Salad Chick, Smoothie King and Kazu Sushi Burrito.

Toll Brothers homebuilders paid $4,222,608 for 17 lots in Atlantic Beach Country Club.

Next Generation Real Estate Holdings LLC of Houston paid $3,950,000 for the bank building at 9580 Regency Square Blvd. It was built in 1986 and last sold for $3,075,300 in 2016.

4754 Ortega Hills Drive LLC of Jericho, N.Y., paid $3,818,000 for the 80-unit Ortega Village apartments at 7255 WedgewoodDrive. They were built in 1963 and last sold for $2,350,000 in 2015.

Timuquana Marketplace LLC of St. Petersburg paid $3.3 million for the 28,740-square-foot Timuquana Marketplace shopping center on 4.94 acres at 5150 Timuquana Road and the 1.01-acre vacant lot next to it.

Jacksonville Properties LLC of Hallandale Beach paid $1,683,000 for 15 single-family homes across town.

Telvin Trishaun Smith paid $1,575,000 for a 5,442-square-foot home in Queens Harbour Yacht & Country Club. I’m not giving the address so that fans don’t bother our Jaguars linebacker, what with the playoffs looming and all.

Bayard Center LLC of Jacksonville paid $1,379,407 for the convenience store and gas station at 12569 Philips Highway.
